Just about everyone knows their FICO score these days courtesy of our credit card statements or credit monitoring like Credit Karma. Don't be afraid to start a mortgage preapproval. In most cases, the credit inquiry has little to no impact on your scores (1-2 pts). A credit card inquiry is far more damaging to scores because a housing-related inquiry is viewed as more of a need, not a luxury like that Macy's card.
How much do I need to put down?
Short Answer: 3-5%
A lot of new homebuyers think that they need 20% to buy a home but that simply is NOT true. Most mortgage programs allow as little as 3.5% to 5%, and a first-time buyer program called Home Ready can allow qualifed buyers to put down 3%. Suppose you buy a $250,000 house with 3.5% down, that equates to $8750; you'll have other closing costs but you may also get other credits from the seller and lender that can reduce costs significantly.
